High net worth individuals
Indian-resident HNIs and UHNIs with exposure to real assets, seeking a differentiated luxury hospitality position with multi-year upside.
For investors
This page describes the investor profile we are looking for, the instruments on offer, and the four-step engagement process that takes you from expression of interest to subscription.
Who this is for
We are intentionally keeping the cap table small. Fewer investors, larger tickets, longer conversations — so each partner can actually engage with the project as it unfolds.
Indian-resident HNIs and UHNIs with exposure to real assets, seeking a differentiated luxury hospitality position with multi-year upside.
NRIs in the US, UK, Middle East, Singapore, and Australia who want a credible India-based luxury real-asset opportunity with an optional lifestyle dimension.
Single-family offices with a thesis on Indian luxury hospitality or Kumaon-specific exposure, comfortable with pre-operational risk.
Instruments on offer
Every investor is different. We offer two instruments in this tranche so you can align the risk-return shape of your investment with your own preference.
Fit: HNIs and family offices with multi-year conviction in Indian luxury hospitality.
Fit: Risk-aware investors wanting contractual downside protection with equity upside.
Compliant by design. Both instruments are structured as private placements within the legal entity's statutory cap on investors per financial year. This site is an expression-of-interest document; actual offers, term sheets, and subscription documents are shared privately with qualified prospective investors only.
The engagement process
The goal of this process is not speed — it's fit. We would rather spend a month finding the right partner than a week onboarding the wrong one.
Share your profile and preferred instrument. We review fit and reach out within 3 working days.
A 30-minute conversation with the founding team covering thesis, roadmap, and mutual fit.
On mutual fit, we share a non-disclosure agreement and access to the investor data room.
Definitive terms, legal documentation, and subscription through the approved banking channel.
| Step | Typical duration | What you share | What we share |
|---|---|---|---|
| 1 · Expression of interest | 5 minutes | Profile, preferred instrument, ticket range, timeline | Acknowledgement & teaser document |
| 2 · Introductory call | 30–45 minutes | Conviction, questions, contextual goals | Founding team context, project deep-dive |
| 3 · NDA & data room | 1–2 weeks of review | Signed NDA, KYC essentials | Financial model, project report, risk register, legal documents |
| 4 · Term sheet & subscription | 2–4 weeks to close | Signed term sheet & subscription documents · remittance | Subscription confirmation · onboarding into investor updates |
NRI & international investor pathway
Hospitality and tourism in India fall under the 100% automatic FDI route. NRIs and eligible international investors can participate through standard banking channels, with the documentation handled by our counsel and bankers.
Hotel & tourism sector permits 100% foreign direct investment under the automatic route, with no prior approvals required for standard equity participation.
Subscriptions are accepted via NRE, NRO, or inward remittance through normal banking channels, with standard filings handled by our authorised dealer bank.
Our company secretary and banking partners guide you through the required KYC, FCGPR filings, and subscription documentation end-to-end.
NRIs can elect repatriable subscription subject to standard conditions under FEMA, with both dividend and exit proceeds remittable through the same route.
Tax & compliance. Every investor is responsible for their own tax position. We do not provide tax advice. Our counsel can make introductions to Indian tax advisors who regularly work with NRI investors in real-asset structures.
Step 1 takes five minutes. Share your profile, preferred instrument, and ticket range and we will come back to you within within 3 working days.
