A long-stay traveller culture
Temple heritage, low-density cafés, and an enduring long-stay community give Kasar Devi its distinct character — aligned with luxury guests who value quiet and authenticity over spectacle.
Where the project sits
Paradise Cliff is positioned on a private ridge above Kasar Devi, roughly 6 km from Almora town. Panoramic view lines across Nanda Devi, Trishul, and Panchachuli; surrounded by pine, oak, and deodar forest; buffered by the temple culture of Kasar Devi and the infrastructure of Almora.
The site
The site sits on the highest hill of the Almora region with uninterrupted view lines across the greater Himalayan range. Freehold, clear title, ready to enter the approvals cycle.

Why Kasar Devi
Kasar Devi is a centuries-old traveller magnet — a "Van Allen belt" of quietude that has drawn long-stay visitors from around the world for decades. Almora anchors it with essential infrastructure.
Temple heritage, low-density cafés, and an enduring long-stay community give Kasar Devi its distinct character — aligned with luxury guests who value quiet and authenticity over spectacle.
Almora is a working Kumaoni hill town — hospitals, markets, banks, and craft traditions — which means luxury guests (and staff) have proper infrastructure within a short drive.
The Binsar Wildlife Sanctuary is a short drive away, with trekking routes leading to Zero Point's 360° Himalayan panorama — a core off-site experience for guests.
Two scenic ridgeline day-trip destinations — Kausani for Himalayan panoramas, Ranikhet for golf and colonial character — extend the guest experience beyond the property.
Getting there
Paradise Cliff is reachable by air, by rail, and by road — and all three routes are getting better. A shorter trip from the metros expands the addressable weekend-luxury market directly.
Pantnagar (PGH) is the closest airport, approximately 150 km. Delhi (DEL) is the primary metro hub, with daily flights and road connectivity into Kumaon.
Kathgodam railway station is the terminus into Kumaon, serving overnight trains from Delhi. Private transfers connect the last stretch into Almora and Kasar Devi.
A drive from Delhi takes most of a day via improving national highways. The all-weather road programme and feeder upgrades continue to shorten the travel window.
The catchment
The primary catchment is HNI households across Delhi NCR, Mumbai, Bengaluru, and key Tier-1 cities, complemented by NRIs planning extended India visits. Infrastructure improvements are pulling each of these pools closer to Kumaon every year.
| Catchment | Mode | Typical stay |
|---|---|---|
| Delhi NCR | Drive · Air to Pantnagar + drive | Long weekend · week-long escape |
| Mumbai · Bengaluru · Hyderabad | Fly to Delhi / Pantnagar + drive | 5–7 night luxury retreat |
| NRI visitors | International arrival + domestic leg | 10–14 nights as part of India trip |
| Corporate off-sites | Charter or group travel | 3–4 night leadership retreats |
